Site observations begin before entering the structure. Note the direction of surface drainage, low areas, downspout discharge, retaining conditions, vegetation contact and visible erosion. These observations establish context; they do not prove the source of concealed moisture.
A strong narrative identifies the exact location and observable condition, explains the practical concern, and recommends a proportionate response. For example, water discharging beside a settled foundation corner supports correction of drainage and further evaluation of visible movement, but not a claim that drainage caused the settlement.
Document weather, recent precipitation and access limitations when they affect what can be observed. Photographs preserve context, but the written report must still state the finding and next action clearly.
