Evaluate accessible roof coverings, drainage components, penetrations, flashing and visible supporting conditions. Separate age-related wear from an active defect and avoid predicting remaining service life without a defensible basis.

When a roof cannot be walked safely, record the reason and the alternative observation method used. Binocular, ladder-edge or ground observations can still yield useful findings, but the report must disclose the limitation.

Report visible displacement, failed flashing, open penetrations, active leakage evidence and unsafe conditions. Recommend correction or specialist evaluation based on the observed condition, not on an assumed concealed cause.
